What a referral fee actually costs you

On a $440,600 sale at a 2.88% listing side, your gross commission is about $12,689. Here is what each source of that listing would keep:

Where the listing came fromTheir cutYou lose
Zillow Preferred (seller connections)40%$5,076

One won listing covers the $99/month plan for roughly 128 months. Median existing-home price: National Association of Realtors, June 2026. Listing-side commission average: Clever Real Estate survey of 533 agents, February 2026. Referral percentages are each company’s published or widely reported rate and can change.

What you get

More listing opportunities

Every homeowner here has already decided to sell and posted their home. You see the property, the condition, and the timeline — then decide whether to spend your time on a proposal. No cold calling, no expired lists, no circle prospecting.

Keep 100% of your commission

No referral fee at closing, ever. Referral networks take 25–40% of your gross commission on every deal they touch. Here you pay a flat monthly subscription and keep the entire commission you negotiate with your client.

Only nine other agents, maximum

Each listing accepts up to 10 sealed proposals and then closes. You are not one of forty agents dialling the same lead — and because proposals are sealed, nobody undercuts you by seeing your number first.

Your record is the qualifier, not your budget

Seat entry is ranked by verified performance — recent closings, days on market, list-to-sale ratio, and homeowner reviews. No subscription tier, upgrade, or add-on can move you ahead of a stronger-performing agent. We publish this because we intend to be held to it.

You compete on substance

A sealed proposal is your fee, marketing plan, comparable sales, and projected sale price. Sellers choose from written plans instead of whoever answered the phone first — which is a structural advantage if you are good at this.

Free to claim, free to stay

Claiming your profile and verifying your license costs nothing and has no card requirement. You appear in rankings and can be found by name. Paid plans only widen access — county coverage and proposal volume.

How claiming works

  1. Enter your licence number

About a minute. Licence number, state, brokerage, work email. No card. No contract. No sales call.

  2. We match it to your state record

We look you up in your state’s public licence file. Most agents are matched instantly. If we cannot match you, a person checks it by hand.

  3. You fill in your profile

A headline, a photo, the counties you want. This is what a homeowner reads before they read your offer, so it is worth ten minutes.

  4. You bid on homes

A homeowner near you posts their house. You send one sealed offer. If they pick you, you sell the home and keep all of your commission.

How we verify agents

Licence. We check your licence number, your name, and your status against your state’s own public record — the same record a homeowner could look up. We show what your state says today. We do not use it to lock you out: your state decides who may practise, not us.

Performance. Ranking uses recent closed transactions, average days on market, list-to-sale price ratio, and homeowner reviews collected after a completed sale. Where we cannot yet observe a transaction independently, you can submit documentation — a closing statement or MLS record — and it is marked as agent-submitted until verified. We label what has been independently confirmed and what has not, rather than blurring the two.

What cannot affect ranking. Your subscription tier, tenure on the platform, add-ons, and spend. This is a published commitment, not a preference — see how agents are ranked.
