1. Project a price you can defend — and show the two comparables that defend it

Two well-chosen comparables, addresses and dates included, make your price the one the other proposals get measured against.

Sealed proposals mean rival agents never see your rate, so the race-to-the-bottom dynamic of open bidding does not apply. State the fee, state what it buys, and do not apologise for it. 3. Itemize the plan: photography, staging, open houses, days to list
"Full-service marketing" is what every proposal says. A dated sequence — photography on day 2, live on the MLS by day 5, first open house that weekend — is what almost none of them say. Specifics are credibility a homeowner can verify later, and they signal you have done this enough times to know your own calendar.
4. Attach a 60-second video recorded for their home
The single highest-effort-to-impact move available. The homeowner cannot meet you before shortlisting — contact is homeowner-initiated here — so a short video addressed to their street and their situation is the only way your face and manner enter the decision. One take, phone camera, their home’s name in the first sentence.
