Why ask for a written proposal in Las Vegas?
Because a written proposal puts the fee on paper. In a living-room pitch an agent can name a rate and a general plan; a sealed proposal, which you will set beside any others, states the agent’s commission in writing, and can add the price they would list at, their marketing plan and the services they include. Las Vegas is a market defined by a market that moves fast when a listing is positioned right. Commission is negotiable: on $420,000, each tenth of a point is about $420.
On AnyHomeSold, every Las Vegas listing has up to ten seats for participating agents who cover the home. Where agents with a verified performance score cover the home, their seats are held for the first 24 hours, ranked on that score and never on payment; every other seat is open to any eligible agent at once, and a held seat not taken opens after that. Proposals are sealed — agents can’t see each other’s terms. Agents are not given your name, email, or phone, and no agent may contact you first. You review everything side by side, invite the ones you choose to a video call, in-home walkthrough, or phone interview, and sign with one — or no one.
What is in a proposal for a home in Las Vegas?
- The agent’s commission, in writing — the one thing every proposal must state. At the 2.76% survey average the listing side on $420,000 is about $11,592; what each agent proposes is theirs to state.
- The price the agent would list at, if they give one. It is their opinion, not an appraisal.
- A marketing plan and the services included — photography, staging, open houses and the like — where the agent lists them, plus a message and a video if they add one.
- Up to ten proposals per home. How many arrive depends on which participating agents cover your ZIP, and none is guaranteed.
The listing fee and a buyer’s agent are two separate things
The fee in a proposal is the listing agent’s own. Whether you also offer compensation to a buyer’s agent is a separate choice: the National Association of Realtors’ consumer guide says whether to offer compensation to a buyer’s agent is the seller’s decision, and that practices may vary with state and local law (National Association of Realtors, “Consumer Guide: Offers of Compensation”, September 11, 2024). Ask the agents who answer how it is handled in Las Vegas. The 5.46% “total commission” figure often quoted adds both sides together (Clever Real Estate survey of 434 agents, August 2026).
*$420,000 is an example price for a home in Las Vegas, not a statistic; your proposals will reflect your actual home and neighborhood. Every proposal is written by a licensed Nevada agent — their terms, your choice.
