Sealed Proposals, Explained: What Ten Competing Agents Actually Send You

The anatomy of a proposal
- The fee. The agent's listing commission, in writing. Competed proposals routinely land near 1.6% against the typical 2.5–3%.
- The plan. Photography, staging, video, open houses, syndication — what's included, not what's possible.
- The comps. Recent comparable sales the agent will defend in front of buyers.
- The number. A projected sale price the agent is prepared to stand behind.
How to read ten at once
Don't just sort by fee. The strongest read is fee against projected price against evidence: an agent proposing 1.9% with airtight comps and staging included can net you more than the 1.5% minimalist. You interview your shortlist — video, in-home, or phone — and the contact only ever flows one way: you reach out to them.
